A Total Market Overview is a comparative report on current listings and recent sales in an entire town or area, regardless of similarity to the Seller's subject property.   • Comparative Market Analysis:

This is a report that lists all of the properties that are currently listed in your immediate area as well as those that are pending sale and those that have sold in the last 6-8 months. Knowing the current listings defines the competition. Market value is generally set by those properties that have sold in recent months.
